She Loves It and She Lists It – For Her Family and Yours
Beginning her career in real estate ten years ago, Susan Vanech launched her business by personally investing in real estate. A year later she began helping others do the same. Having a clear vision and seeing the potential in a property, literally any property, Susan began to broaden the minds of buyers and sellers through a process of re-envisioning spaces.
Like the popular HGTV show “Love It or List It” Susan helps homeowners envision ways to either adapt their current home to meet their ever-changing needs or as like the show, fix it, list it, and move on! No stranger to HGTV programming, having appeared on several episodes of “House Hunters,” Susan puts the real into reality television by bringing her talent into more than 115 real-estate transactions for buyers and sellers now as the founding agent for Compass in Fairfield, Westport, and Weston.
Can you imagine not being able to see something in your mind’s eye? Not have the ability to visualize? Many people simply cannot; this is a condition called Apahantasia – not an affliction possessed by Susan. In fact, she walks through a home with a great talent for seeing alternative uses of space, imagining walls opening up, color palettes shifting, kitchens transforming, bathrooms refreshing—all in her mind’s eye. Observed as a curse or a gift, she uses this ability to find investment opportunities for herself and others. She identifies and sees the diamonds in the rough that others overlook.
This vision for real estate assists her selling clients in making smart choices about the best ways to improve their home to ready it for market. She shares how simple changes could be made to elevate the aesthetic, condition, and value of a home. Susan offers a market valuation for the home before improvements as well as suggests how the value would change after improvements.
In a market where a high percentage of homes currently listed are new constructions and there is more inventory than ever, buyers have the opportunity to be very selective. Most buyers want turn-key, move-in-ready homes. They don’t want to do work or don’t have the finances or wherewithal to invest in improving the home after purchase. Therefore, sellers have to work harder than ever to differentiate their properties. Compass Concierge, a program that pays upfront costs to update or re-envision a home for today’s buyer, helps sellers do just that. Compass pays the costs of improvements and gets paid back at the closing table, interest free and with no fees. Susan explains, “The buyers are thrilled because they get a turn-key home without having to pay cash out of pocket, and the seller is pleased because they typically achieve a higher price and sell faster. It just makes sense for both the buyer and the seller.”
